Promenade des Iles Condominium
Our fifteen-story building was built in 1976 on Ile du Tremblay, next to Ile Paton in Chomedy, Laval, Quebec. Located on the Rivière des Prairies, this picturesque site is known for its urban charm and its resort-like amenities. Being the second largest single-building condominium site in Quebec, Promenade des Iles-Condominiums (PDI) has 350 condos (14 floors of 25 units each) and 3 shops in the lobby, which consists of an administration office, a convenience store, and a hair salon.
The common areas of our residential site allow for the residents to enjoy their resort-like amenities, such as a gym, an indoor salt pool, two saunas, an outdoor heated pool on the edge of the water, multiple boat docks, private Marina, a tennis court, an elevated terrace, and numerous green spaces allowing its residents to enjoy nature. This site is equipped with a surveillance camera system that is operated on a 24-hour basis.
The Board of Directors consists of 3 members who stay permanently until the renewable term. A private management firm ensures with the members that a smooth administrative and financial functioning of the building proceeds.
Employees ensure the proper functioning of the premises in terms of maintenance and housekeeping.
The Board of Directors of Promenade des Iles-Condominiums has ensured that several renovations have been completed both inside and outside throughout its site since May 2008. More than $3 million was granted to carry out this work, which was then necessary, to enhance the value and safety of our common spaces for our residents. From this work, it should be noted that the caulking and complete painting of the building were carried out as well as the repair of the structural slabs of our interior garages (on both floors). Other repairs have been updated and will be carried out in the upcoming years.
The repair of the roof of the building was carried out in 2016 and payments were completed in January 2022. The redevelopment of the outdoor pool enclosure, which was completed in 2010 with the addition of patio furniture and floral arrangements, which continues to be maintained on a regular basis. Needless to say, the terrace of the cottage located inside this enclosure remains one of the most popular places where everyone meets in the summer season to converse and indulge around the Barbeque.
An update of all the electrical boxes in the condos were carried out, as well as a water shut off system in case of water leak in the units was installed in 2019 by Water-Protect, at the request of our insurance and for our safety of the building.
In order to achieve these multiple achievements, the directors had to make major adjustments to the Syndicate's financial statements. Supported by qualified people, the Board of Directors has since been managed to implement certain management policies in order to be able to achieve the objectives set for the upcoming years.
We are very happy to say that our finances are doing much better. Having sought after external resources to identify the problematic situations that the Syndicate could face in the coming years, we will commission a study by a firm of engineering experts so that the applicable contingency funds for the coming years can be drawn up (identifying the work to be planned in the long term as well as a financial estimate required to carry them out).
Also, in 2021, we obtained a report on the complete assessment of the building in terms of its value as well as the estimate of replacement costs; this assessment will allow us to better target and maintain priorities for ongoing maintenance that will need to be carried out both inside and outside of our building.
Our commitment
The Board of Directors' first priority is to ensure the continued maintenance of its policy on the sharing of information to its residents. Considering the concern for transparency to which the directors had undertaken to respect when they were appointed to the Board respectively.
Not only have we managed to maintain these broadcasts by sending multiple press releases, we have also produced documents on an annual basis, at the General Assembly, where a list of decisions have been discussed and made, thus demonstrating the constant evolution of our actions.
Remaining constantly attentive to its residents and users while considering the interests and priorities of the latter as well as their respective ability to pay for the realization of said project; we thus ensure the continuous maintenance of efforts in this direction to ensure the quality of life, which is healthy and pleasant for the entire community.
